Commercial Roof Coating Systems for Industrial and Commercial Buildings Across the UK

Most commercial roofs that are leaking, corroding or deteriorating do not need replacing. A professionally applied roof coating system creates a fully bonded, seamless waterproof membrane over your existing roof, stopping leaks, preventing corrosion and extending roof life by 15 to 20 years at a fraction of full replacement cost.

What Is a Commercial Roof Coating System?

A commercial roof coating system is a liquid-applied protective membrane that is sprayed or rolled directly over an existing roof surface. Unlike traditional repairs that patch individual problems, a roof coating system treats the entire roof in a single programme, creating a continuous, seamless barrier that is fully bonded to the substrate beneath.

When applied over a properly prepared roof surface, the coating seals around fasteners, fixings, seams, laps and penetrations, which are the areas where commercial roofs are most likely to fail first. The result is a weatherproof membrane that stops existing leaks, prevents new ones forming and protects the roof from UV damage, corrosion and ongoing weathering.

For most commercial and industrial buildings where the roof structure is still sound, a roof coating system delivers the same protection as full roof replacement at 50 to 75 percent of the cost, without the disruption of re-sheeting, waste disposal or halting operations.

The ProClad Approach to Roof Coating Systems

Signs Your Commercial Roof Needs Attention

These are the most common indicators that your roof has reached the point where a coating system is the right next step.

  1. Persistent Leaks or Water Ingress
If your roof is leaking in multiple places or leaks keep returning after individual patch repairs, the coating system as a whole has broken down. Individual patches do not solve a system-wide problem.
  2. Visible Rust and Surface Corrosion
Rust on the roof surface, around fixings or at sheet laps indicates the original protective coating has failed and the metal beneath is now exposed. Left untreated this accelerates rapidly.
  3. Chalking, Fading or Deteriorating Surface Coating
A surface that looks dull, chalky or discoloured when touched means the UV-resistant layer in the existing coating has broken down. The roof is no longer fully protected.
  4. Cut Edge Corrosion at Sheet Edges and Overlaps
Rust at the cut edges of roof sheets is one of the earliest warning signs of wider roof system breakdown. It spreads inward without treatment.
  5. Internal Damp, Condensation or Ceiling Staining
Water tracking through the roof system appears internally as damp patches, staining on ceilings or condensation on insulation below the affected area.
  6. High Ongoing Maintenance and Repair Costs
If you are spending regularly on patch repairs that never fully solve the problem, a roof coating system is almost always a more cost-effective long-term solution.

Roof Coating Systems We Apply

The right coating system depends on your roof type, substrate condition, building environment and the level of protection required. We specify the correct system at survey, not before we have seen the roof.

Polyurethane Coating Systems

High-performance systems offering excellent UV stability, flexibility and adhesion. Particularly well suited to metal and profiled steel roofs where the coating needs to accommodate thermal movement without cracking. Durable, long-lasting and available from leading manufacturers including Giromax and Tor Coatings.

Liquid-Applied Membrane Systems

Applied in multiple coats with reinforcing fleece at critical details, seams and penetrations. Creates a fully seamless, jointless membrane with no weak points for water to exploit. Backed by manufacturer warranties of up to 20 to 25 years.

Silicone Coating Systems

High-performance silicone systems offering superior resistance to ponding water, UV degradation and extreme weathering. Silicone does not become brittle over time, making it a long-lasting option for flat and low-slope commercial roofs. Backed by manufacturer warranties of up to 20 years.

Acrylic Coating Systems

Cost-effective reflective systems suitable for roofs in good condition that need surface protection and weatherproofing rather than a full system application. Reduces solar heat gain and extends coating life.

Asbestos Roof Encapsulation Systems

For commercial buildings with asbestos cement roof sheets, specialist encapsulation systems create a fully bonded protective membrane over the existing sheets, stabilising the surface and providing weatherproof protection without the cost, disruption and regulatory complexity of full asbestos removal.

OUR PROCESS

From First Contact to Finished Project

The preparation work is what determines whether a roof coating system lasts 20 years or fails within a few seasons. We do not simply clean and coat. Every project follows a structured process.

Step 1 — Free Roof Survey

We visit your site, carry out a full inspection of the roof surface, substrate condition, fixings, seams, laps and drainage. We assess the extent of any deterioration, identify the correct coating system and provide a written condition report with a clear, fixed-price quotation.

Step 2 — Surface Preparation

The roof is cleaned using high-pressure washing to remove dirt, moss, algae, failed coatings and surface contamination. This is the most critical stage. A coating applied to an inadequately prepared surface will not last.

Step 3 — Repairs and Pre-Treatment

All areas of active corrosion, cut edge deterioration, failed sealants and loose fixings are treated and repaired before any coating is applied. Fixings receive new caps where required.

Step 4 — Primer Application

A corrosion-inhibiting primer is applied across the roof surface to reinstate the anti-corrosion protection the original coating has lost and ensure the topcoat bonds correctly to the substrate.

Step 5 — Coating System Application

The specified coating system is applied using professional spray or roller equipment. At seams, laps and penetrations, reinforcing fabric is embedded in the base coat to provide additional strength at the points where roofs most commonly fail. Multiple coats are applied to the correct thickness.

Step 6 — Final Inspection and Documentation

A full inspection is carried out on completion. You receive your completion certificate, guarantee documents, photographic report and schedule of works.

Roof Coating System vs Full Roof Replacement

For the majority of commercial and industrial buildings where the roof structure is still sound, a coating system delivers equivalent protection at significantly lower cost and with far less disruption.

RESTORING BUILDINGS. PROTECTING ASSETS.

Every Industry. Every Building. One Commitment to Lasting Protection.

Commercial buildings across every sector face the same challenge. Years of weather exposure take their toll on roofs, cladding, gutters and external surfaces. We work with businesses across the following sectors to stop that deterioration before it becomes a costly structural problem.

Why Choose ProClad for Your Roof Coating System

There is no shortage of painting contractors in the UK. The difference is that we specialise exclusively in commercial and industrial buildings. That focus means better results, better products and site teams who understand the demands of working on occupied commercial properties.

Correct System Specification

We do not recommend a coating system before we have surveyed the roof. The right system depends on your substrate, condition, environment and budget. Getting this wrong is an expensive mistake.

Commercial Roof Coating Systems — Frequently Asked Questions

If you manage a commercial property and are considering coating or refurbishment work, these are the questions we get asked most often. If your question is not here, call us or submit an enquiry and we will get back to you within one working day.

What is a commercial roof coating system?

It is a liquid-applied protective membrane applied directly over an existing roof surface. It creates a seamless, fully bonded waterproof barrier that seals leaks, prevents corrosion and extends roof life by 15 to 20 years without the cost or disruption of full roof replacement.

How long does a commercial roof coating system last?

A professionally applied system using products from leading manufacturers lasts 15 to 20 years depending on the system specified, the condition of the roof and its environmental exposure. Many systems carry manufacturer warranties of 20 to 25 years.

Can a roof coating system fix an existing leak?

Yes. One of the primary functions of a roof coating system is to seal existing leaks and prevent new ones from forming. The seamless membrane bonds to the roof surface and seals around fixings, seams and penetrations where leaks most commonly originate.

Will the work disrupt our operations?

No. All work is carried out from the roof. Your building remains fully operational throughout. Our systems involve no hot works, are low odour and fast curing, which makes them safe to apply on occupied commercial sites.

Is a roof coating system cheaper than roof replacement?

Significantly. A professionally applied coating system typically costs £8 to £50 per square metre depending on the system and the preparation required. Full roof replacement costs £120 to £275 per square metre and involves weeks of disruption, waste disposal and re-sheeting costs. For a structurally sound roof, a coating system is almost always the smarter financial decision.

What types of roof can you coat?

We work on profiled metal roofs, steel and aluminium sheeting, flat roofs, asbestos cement sheets and a range of single-ply systems. The site survey confirms suitability and specifies the correct system for your substrate.

Do you treat cut edge corrosion before applying the coating?

Yes. All areas of cut edge corrosion, surface rust and coating failure are treated and repaired as part of the preparation process before any coating system is applied. In many cases we deliver cut edge corrosion treatment and a full roof coating system as a single managed programme.

How do I know if my roof needs a coating system or full replacement?

A free site survey will give you a clear answer. As a general guide, if the roof structure is still sound but the surface coating has deteriorated or the roof is leaking, a coating system is almost always the right solution. If the metal substrate has lost its structural integrity, replacement may be necessary. We will tell you honestly which route is appropriate for your building.
